Most renters, including all assured shorthold tenants, can only be evicted through a three-stage process:
- a valid notice to quit (using a specific form)
- a possession order from the county court
- a bailiff’s warrant (you should get 2 weeks’ notice of the bailiff’s visit)
This process doesn't apply to lodgers who live with their landlords and share facilities like kitchens or bathrooms. Lodgers can be evicted after 'reasonable notice' without a court order.
