Proposed masterplan - Bertie Place

Introduction

Oxford City Council is holding this public consultation event focused on the proposed residential development at Bertie Place Recreation Ground. The proposed scheme is designed to support Oxford’s local housing needs by offering 31 affordable homes.

This public engagement aims to take on board the opinions & feedback of local residents and provide reassurance as to the nature of this development.

Connectivity

The site is in close proximity to the Redbridge Park and Ride and a series of bus stops along Abingdon Road which serve a multitude of different bus routes around the city. National Cycle Route no. 5 also runs directly through the site, which will aim to encourage further use of cycling within the area.

Ecology

Necessary assessment is being carried out and mitigation measures have been put in place through design development. Landscape enhancements such as tree planting, wildflower bedding and a range of other techniques to increase wildlife habitat have been proposed and to increase of overall biodiversity net gain by 10%.

Access + Movement

This proposed development will be car free with three visitor, one disabled and one car club parking space by the entrance near Bertie Place. As a result thearea will be safe for children to play out around the houses as well as in the dedicated play areas. A series of pedestrian and cyclist access points have been retained along the site boundary.

Play

The proposed site development looks to retain both a MUGA and children’s play area to be used by new and existing residents, as well as deliver 31 new homes.

Flooding

The proposal looks to integrate a well developed flood mitigation and sustainable drainage systems that will eliminate potential flooding from ground water flooding and the adjacent stream. Strategic research and design development has been carried out to assess and mitigate any potential impact by incorporating relevant flood management systems. Design Approach

The masterplan design responds sympathetically to the surrounding traditional 1930's terraced dwellings, drawing inspiration from their architectural features.

The proposed masterplan also looks to retain as much of the well used public realm and green open spaces of the existing site as possible.
