OX Place and Lucy Developments are working in partnership to deliver this development of 40 affordable homes in Marston Paddock, off Butts Lane.

Lucy Developments is building the new homes, with two terraces and a block of flats built around a central green space.

The development will be called Fishers Vale and includes 26 houses and 14 flats. 

All houses and ground floor flats have private gardens or terraces and balconies provide outdoor space for upper floor flats. 

Construction in a mix of stone and dark timber boards means the development will blend in with the character of the adjacent Old Marston Conservation Area.

Timeline

  • July 2022: Lucy Developments is given planning permission to build 20 affordable homes and 20 homes intended for market sale
  • November 2023: Construction starts
  • May 2024: Foundations completed. Lucy Developments sells the site to OX Place, which then sells it to us. Fishers Vale will now be 100% affordable council and shared ownership homes
  • Autumn 2025: Expected completion of the development

Affordable

The 40 homes include 21 council homes for people on our housing register and 19 shared ownership homes. 

Six one-bed flats, eight two-bed flats and seven four-bed houses will be council homes.  

Seven two-bed and 12 three-bed houses will be sold for shared ownership.

Sustainable 

A ‘fabric first’ approach means enhanced insulation and air tightness standards and high-performance windows.

Air source heat pumps will provide heating and hot water. Mechanical ventilation heat recovery will reduce energy use by recycling heat from stale moist air as it is extracted. 

Fishers Vale is expected to go 56% beyond national carbon reduction targets – exceeding our planning requirement for a 40% improvement on building regulations.  

Solar PV panels are not included. They would affect the character of the conservation area. 

Fishers Vale will promote sustainable travel with secure cycle storage and EV charging points for all 40 parking spaces. A new access and cycle route will provide a link to the adjoining A40 cycle path.

The new homes were initially designed by TSH Architects, with further development by Coleman Hicks Partnership Architects.
