Repairs you are responsible for

As a shared owner, you need to handle certain repairs in your home. This responsibility covers:

  • boiler and heating systems
  • electrics, including faulty sockets
  • gas appliances and pipework
  • plumbing issues, such as leaking taps or toilets not flushing
  • glazing in your windows

When hiring tradespeople for any domestic repairs, especially for gas and electrical work, please ensure they have valid public liability insurance and the necessary qualifications. For more information, refer to the handbook you received when moving in.

£500 per year allowance

Your lease includes an annual budget of £500 for maintenance inside your property. It covers:

  • Supply water, gas or electricity - for example sinks, baths or pipes
  • Heat your home, for example, a boiler or radiator
  • Support the structure of the building e.g. windows, doors or walls
  • Any administration fee or insurance excess in respect of a warranty may be claimed

It does not include:

  • Installing other fixtures (such as kitchen cabinets) and fittings
  • Installing appliances that use your gas, electricity or water supplies, such as ovens or washing machines
  • Works cannot be claimed in respect of any work that is covered under a warranty, insurance policy or guarantee

We as the landlord need to approve the Qualifying General Repairs and Maintenance Works in advance and the works must be carried out by workmen approved by the landlord or by a TrustMark approved tradespersons. Visit the TrustMark website where you can find TrustMark approved tradespersons.

It is your choice as to who they choose to instruct. You are able to roll over a maximum of one year’s worth of unused contribution into the following year. There is no limit on the number of claims that can be made in any one year.

A contribution towards the costs of any Qualifying General Repairs and Maintenance Works cannot be claimed in respect of any work that is covered under a warranty, insurance policy or guarantee, although any administration fee or insurance excess in respect of a claim under the same may be claimed.

Repairs we are responsible for

Oxford City Council takes care of the building's structure, exterior, and shared areas, funded through your service charge. Our responsibilities include:

  • windows (excluding glazing) and their fixtures like catches and locks
  • main stop taps inside your property
  • your front entrance door

To report issues in communal areas, contact our Contact Centre on 01865 249811. When reporting, you'll receive a repairs reference number and information about the repair's priority.
