Housing affordability
In the year ending September 2022, the average (median) house price paid in Oxford was £445,775 across all house types, remaining fairly stable compared to the previous year.
Median house prices across property types in Oxford for the year ending September 2022 and the change since the previous year were the following:
- Detached: £815,000 (-5.8%)
- Semi-detached: £472,500 (+8.0%)
- Terraced: £455,000 (+1.1%)
- Flat/Maisonette: £318,000 (+2.6%)
At the lower end of the market house prices are more than twelve times residence-based earnings (ONS, Housing affordability 2022), indicating the difficulty in entering homeownership.
Oxford remains the least affordable UK cities for housing with average house prices over 15 times the average salary in 2022 (Centre for Cities 2023).
Rented housing in Oxford is also relatively expensive – monthly rents in the city are some of the highest in the South East (Valuation Office Agency).
Housing tenure and accommodations
Between 2011 and 2021, there has been little change in the number of detached, semi-detached and terraced houses in which people live. Furthermore, the distribution of households in accommodation has remained relatively similar to 2011.
The number of households who owned their house has declined while the number of households renting their home in the private sector increased by almost 14%, from nearly 16,000 households in 2021 to nearly 18,000 households in 2021.
The percentage of households who own their home is relatively low in Oxford - 45.3% compared to 61.3% in England. The percentage of households who rent their home in the private sector is high – 32.2% in Oxford compared with 20.5% in England.
As of March 2020, there were 93 households in temporary accommodation. As of 1st April 2020, our housing waiting list figures included 2,675 households.
According to the 2018 Council Tax stock of properties, there are over 60,000 domestic properties in Oxford.
